  Enjoying a climate with four distinct seasons, spring comes to Richmond in April as temperatures begin to warm from the 30 to 40 degree temperatures of winter. April and May are very pleasant with daytime temperatures in the mid 50s ranging up to 70 degrees while evenings can still be a little cool with lows in the 40’s. Late May sees the first hints of summer with highs from the mid 60s to mid 70s during the day falling to the mid 50s at night. June through August days are warm with gentle summer rains at times with temperatures ranging mainly in the mid 80s while nights are temperate averaging 62-66 degrees. September remains mild with days in the mid 70s and evenings averaging 60 degrees. October announces the arrival of fall, with an average temperature of 58 degrees, but there can still be days in the high 60s although evenings start becoming cooler, averaging in the mid to high 40’s. November daytime temperatures are in the 50s with cool evenings when lows can dip into the 30s. December and January are the coldest months with high in the 30s during the day and lows in the 20s at night. Light snow falls from the end of November when dustings begin through March when it melts as soon as it hits the ground. Most snow falls in January with an average of 5 inches and the average yearly snowfall is 14 inches. The average yearly rainfall is 43.16 inches with July being the month of heaviest precipitation. The area has been known to experience the effect of hurricanes, but in 1995 the city built a floodwall that protects it from tidal changes in the St. James River.

New homes typically have a higher sales price than comparable existing homes, and buyers are usually willing to spend more on a new home because of lower maintenance costs. Builders' warranties on new homes, when combined with a new roof, appliances, and major systems, usually make major repairs unnecessary and help to counter a slower initial rate of appreciation.
Census Bureau Housing Surveys suggests that operating costs are lowest for brand new homes and slightly higher for relatively new existing homes. Operating costs per square foot of living space are consistently higher for progressively older existing homes. Utility costs represent the largest factor in operating costs. Energy consumption per square foot depends on the size of the home, the insulation and quality of the windows, air leakage and the efficiency of the furnace.
New homes require fewer expenditures for routine maintenance. The cost of maintenance first increases with age, then declines, so you will generally spend less maintaining a home built before 1960 than for a home built between 1970 and 1975.
